Starlit Hot Tub Nights on a Private Ridge

CASITA HOUSE RULES Welcome to Casita! Please help us keep the ridge peaceful and the home comfortable for every guest. Booking & Stay • The primary booking guest must be at least 25 years old and stay at the property for the entire reservation. • Maximum occupancy is 4 guests. • Check-in is at 4 PM or later. Check-out is by 10 AM. • Quiet hours are 9 PM–9 AM. • Parties and events are not permitted. • Pets, smoking, and vaping are not permitted anywhere on the property. Service animals are welcome as outlined below. Your Private Space Casita, its backyard, hot tub, fire pit, and parking area are yours to enjoy. Only the steep, paved driveway leading up the ridge is shared. Please respect the Tiny home’s separate private spaces. Hot Tub & Sauna • Follow all posted safety and operating instructions. • Keep the hot tub cover attached to its lifter bar. Never detach it or place it on the ground, deck, patio, or against the house. • Fully close and secure the cover with its clips whenever the hot tub is not in use, including between uses and overnight. This protects water quality, retains heat, and prevents equipment damage. Home Care • Keep doors and windows closed except when entering or exiting. This helps the heating and cooling system work efficiently and prevents insects and other pests from entering. • Leave Wi-Fi equipment connected and undisturbed. • Bag and tie all trash before placing it in the outdoor bin. • Charging electric vehicles or plug-in hybrids is not permitted on-site. Safety & Privacy • Exterior cameras monitor the driveways, parking area, and front door. There are no interior cameras. • Shooting and hunting are not permitted on the property. • Keep firearms secured inside the home. Additional Charges The following charges apply to rule violations, where permitted by applicable law and the booking platform’s policies: • Smoking or vaping: $100. • Unauthorized pets: $100 per night, with a $300 minimum. This charge does not apply to service animals. • Excessive cleaning beyond normal turnover, including stains, waste, or unusual conditions: $100. • Unauthorized vehicle charging: $100. • Loose, unbagged trash in the outdoor bin: $30. Guests are responsible for documented damage or necessary service costs caused by improper hot tub cover use or operating the heating or cooling system with doors or windows open. Service Animals Service animals are welcome without pet fees. • Animals must be housebroken and must not be left alone at the property. • Service animals must remain under the handler’s control at all times, including in shared areas. • The same property boundaries apply to all guests and their animals. • Promptly clean up and properly dispose of animal waste, indoors and outdoors. Waste left behind may result in additional cleaning charges under the same excessive-cleaning policy that applies to all guests. • Guests are responsible for actual damage under the same policy that applies to all guests. Forgotten Items Left something behind? Please message us—we’re happy to help locate it. If found, we can arrange its return for a $30 handling fee, plus the actual cost of packaging and shipping/postage. We’ll confirm the total with you before collecting payment and shipping.
